North Carolina-based Morning Star Properties has submitted plans for a new 100,000 SF storage facility with 6,000 SF of retail, at the corner of 51st & Alabama Avenues. The 5-story building designed by ODA, would replace the current car lot which has been vacant for several years. The property is located at 410 51st Avenue N.

Physically, this strip of land between Charlotte Pike & Alabama Avenue has remained relatively unchanged since the late 90’s; although, a lot of the uses have changed. The area is now home to a few small businesses, restaurants, and co-working spaces. Recent projects in this area includes a new office development at the opposite-end of the Storage facility on 42nd Avenue. Once approved, this would make the second storage facility on Alabama Avenue facing the interstate.

The plans did not identify a specific type of retail, however, given the number of parking spaces (14 spaces), this is likely a material handling equipment type retail vs. a new restaurant. In terms of egress, 3 parking spaces were added to the street although no parking spaces are on this part of 51st Avenue. This may require further consideration given it will create a zigzag in the sidewalk and cars will now need to cut through the bike lane to park. Additionally, Alabama Avenue is a feeder road to the interstate at this intersection.

A request has been submitted to rezone the property from CS to SP zoning. Once approved, the request will advance the new 5-story storage facility on the 0.61 acre site. The request was made by Catalyst Design Group on behalf of the property owner.
The project is scheduled for the 3/12/2026 Metro Planning Commission agenda.
