Wood Partners has submitted updated plans for a new multi-family development in the Nations. Altera(ALTA) California is a new garden style development on California Avenue. It is located a short walk to Centennial Blvd, the commercial main street for the neighborhood at 5901 California Avenue.

The mixed-use development received initial SP Approval in February of 2023 as the developer partnered with Vintage South Development, a local developer specializing in adaptive-reuse projects throughout the Nations, likely to take on the commercial component. The approved plan consists of a 3 and 4-story building connected using a pedestrian bridge. The project is approved for a max of 300 units, with a semi-enclosed parking structure, the adaptive-reuse of 2 existing buildings, pickleball courts, and surface parking.

Wood Partners is listed as the sole developer on the updated documents. The plans offer a garden-style development consisting of 300 max units across 6 buildings, surface parking, and a separate amenity building. The updated documents do not show any retail/commercial space. A request has been submitted to amend the Specific Plan for the property. Once approved, the amendment will permit a mixed-use development on the 8.12 acres site. The request was made by Fulmer Lucas Engineering, on behalf of the Property Owner. Here’s the quick rundown:

Overall, the property has two means of egress, one on California Avenue and the other on 60th Avenue N. There are two 4-story buildings along 60th Ave, the remaining buildings are internal to the site which is bordered by new trees and landscaping. The plans currently show the air conditioning condensing units for those two buildings (104 units total) on the street level in the green spaces on both sides of the buildings. One of the details show a roof well, which could mean that some of the units may move to the rooftop, however, that is not confirmed.

The leasing office and community center is located in a separate 1 story building which connects to the outdoor pool deck. Other outdoor amenities include a hammock grove, picnic area, and dog park.
The project is scheduled for the 4/23/2026 Metro Planning Commission agenda.
