The Owners of The Listening Room Cafe (LTR) have submitted plans for a Listening Room branded hotel and music venue. Located in the PieTown area in Downtown Nashville, the 7-story mixed use building will become a dynamic anchor for the transitioning subdistrict, bringing a major attraction along with street level retail. The property is located directly next to Tennessee Brew Works at 801 Ewing Avenue.

Despite a few modifications and even sale of land of some proposed projects, PieTown is evolving with verticals which have resulted in success in similar areas surrounding downtown. It has a mix of multifamily, standalone retail, hotels, as well as condos. This mix of new towers, podium construction, and adaptive- reuse of single-story warehouses, which are under construction, will result in a naturally occurring evolution for the area.
A request has been submitted for concept plan approval for the property, zoned DTC. Once, approved, the request will advance the 7-story mixed-use hotel and music venue on the 0.51 acre site. The request was made by Comma Designworks, on behalf of the Property owners. Here’s the quick rundown:

Overall, the hotel proposes 2 levels of below grade parking totaling 127 spaces. The space plans delineate public and hotel uses with two separate lobby entrances. Those entrances are connected through a portal with planned art installations. There is also a 4,565 SF retail space between the two lobbies along Fogg Street and a proposed 1,200 SF coffee shop at the corner of Ewing and Fogg Street.

From the jump lobby on the first floor, TLR visitors can make their way to The Listening Room main floor on level 2. The space opens the TLR Bar which includes bar seating, a patio, ticketing area, and restrooms. The entrance into the main level of the music venue is located in the bar area. The nearly 10,000 SF 2-story venue has seating on the upper level as well as a performance stage, sound booth, and green room.

There is a courtyard and rooftop venue on level 4 as well as a rooftop restaurant with outdoor seating on Level 7. Guest rooms are located from level 2 to level 7.
