Following the finalization of the development agreement requirements, The Fallon Company is moving forward with Phase 1 of Eastpoint, bringing the vision for Nashville’s Central East Bank neighborhood into reality. Today’s release of the master plan and renderings for Parcel C marks a significant step forward in the development of the 30-acre site, establishing the vision and design intent for the buildings, public spaces and retail offerings situated closest to the new Nissan Stadium.

With the initial master planning for Phase 1 now complete, The Fallon Company is shifting focus to the vertical building designs for the residential and hotel buildings. Parcel C will serve as a prominent gateway to the East Bank, with a design rooted in the community-led goals first outlined in the 2022 Imagine East Bank vision. The master plan, shaped by an outstanding design team including HKS, Michael Hsu Office of Architecture, Gresham Smith, Morris Adjmi Architects, and Field Operations, creates an urban environment that complements the new stadium and TPAC while establishing a year-round active neighborhood where locals can live and spend time.
The design will prioritize a walkable and bikeable environment, with a focus on pedestrians by locating Phase 1 parking below grade to create a central pedestrian-only zone. This commitment to the public realm is defined by beautiful streets and places for people including tree-lined sidewalks and bike lanes, all anchored by a 1.5-acre central plaza. This open, accessible area of the neighborhood is framed by approximately 50,000 square feet of multi-level, activated retail space curated specifically for local and regional restaurants, shops, and boutiques.

The residential component of Parcel C is designed by Morris Adjmi and Gresham Smith to provide the critical mass of housing needed to catalyze the new riverfront neighborhood. To ensure the neighborhood remains accessible to Nashville’s workforce, 10% of these units are designated as affordable housing at 80% of the Area Median Income (AMI).

Adjacent to the new stadium is an approximately 600-key full-service hotel on Parcel C1, designed by HKS. This large-scale hospitality project was a key requirement of the city’s original RFP and represents one of only three hotels allowed across the Initial Development Area (IDA) parcels located south of the new stadium. Together, these residential and hospitality anchors create a dynamic mix of uses that will support a diverse community of residents and visitors alike.

While Parcel C moves through its design phase, construction on the Eastpoint development is commencing in earnest with the groundbreaking of Parcel G, an all-affordable residential building developed in partnership with Elmington Capital. Known as Eastpoint Flats, this project will bring 323 affordable units along with an 8,000-square-foot childcare facility, the first of its kind on the East Bank, and 12,000 square feet of neighborhood-focused retail. Parcel G will commence construction in the next 60 days and the formal Eastpoint Groundbreaking will be held on May 28, 2026 as well as the Eastpoint Neighborhood Kickoff Party – A family friendly community event will be held on May 30, 2026.
