Construction is underway for the office-to-hotel conversion of the 5/3 Bank tower into a new Hilton-branded hotel. The conversion also includes an addition to the ground-floor, enclosing part of the plaza for the hotel lobby. The tower is centrally located between the Gulch and lower Broadway making it an ideal candidate for this type of conversion. The property is located at 425 Church Street.

New York-based PIVOT Real Estate Partners (“PIVOT”) and local real estate investor, Rob Lowe, Executive Managing Director at Stream Realty Partners, announced the acquisition of Fifth Third Center in August of last year. Originally designed by Kohn Pedersen Fox in 1986, the 30-story Class A tower anchors the center of Nashville’s Downtown CBD.
While it’s not explicitly stated, the welcome mosaic in the hotel lobby space plan shows that this could potentially be a Hilton LXR brand hotel (LXR). According to the website, “LXR hotel and resort is a true reflection of its destination, shaped by storied experiences, unique surroundings, and colorful local culture.” According to the LXR fact sheet, there are currently 7 LXR Hotels in North America, with 5 in the U.S. situated primarily on the West Coast. LXR would be another sign establishing Nashville as the new southern destination for flagship hospitality; joining such brands as Pendry Nashville, Nashville EDITION, VOCE, and Four Seasons, as well as announced brands including St Regis and NOBU to name a few.

While no images of the interior were shown in the final site plan, it does demonstrate how the interior space will be split into a dual-brand hotel with 318 traditional hotel rooms and 165 branded residences ranging from Studio to 3 Bedrooms. There are also future amenity and hotel buildouts on multiple levels throughout the 30-story tower.
A request has been submitted for final site plan approval to permit the 30-story hotel which is located within the Capitol Mall Redevelopment District and zoned DTC. Once approved, the request will permit the hotel on the 0.83 acre site. The request was submitted by Hastings Architecture on behalf of the property owner. Here’s the quick rundown.

A Case study in Activation.
Overall, The 5/3 plaza will receive a major update; when at full buildout and activation will become its own center of gravity. Capitalizing on its previous use as an office building, the plaza combines more outdoor seating and eating options solely at its front door, than any hotel Downtown thus far. For hotel guests, it will signal a great sense of social activation.

The center of 5/3 plaza is anchored by a covered walkway which extends from the property line to the new hotel lobby addition. The East side of the plaza is dedicated to public seating closest to Church Street. There is a separate outdoor seating area next to it for a future restaurant build-out. The West side of the plaza has a partially covered outdoor bar as well as seating for the retail/coffee space on that side of the building. Inside, the hotel lobby is anchored by more dedicated seating areas as well as another lobby bar.

A portion of the sidewalk, where the e-bikes are stored today in front of the building, will become a 75-feet lay-by for guests to pull-in off the street. The e-bikes will shift west from the front of the building. There are also new bike racks, planters, and dedicated space for scooter parking.
