As historic 2nd Avenue continues to evolve following the 2020 Christmas Day bombing, local developer EastGrove, will look to create two new entertainment venues. Second avenue looks drastically different than the intersecting Broadway entertainment corridor, with more dedicated space for pedestrians, outdoor seating, and street landscaping. Considering those upgrades, the new venues will have an opportunity to set a precedent for what entertainment looks like leading into the next era of downtown Nashville. The properties are located at 127 & 117 2nd Avenue N.
EastGrove’s Pishoy Zaki notes that his partner Peter Zaree, one of EastGrove’s owners, served as the real estate agent representing the buyers in the acquisition of 117 Second Avenue for $5.75 million and 127 Second Avenue for $8.6 million. The CoDevelopers are planning to bring new restaurant and bar concepts with distinctive experiences to Second Avenue.
A request has been submitted for final site plan approval to permit a four-story structure for 117 2nd Avenue North, and concept plan approval 127 2nd Avenue North. Both properties are located within the Historic Preservation Overlay District and zoned DTC . Once approved the request will advance the projects. The requests were submitted by Paradym Ventures who is also serving as the architect for the 2 projects.
Both properties will rise from 2 to 4 stories while preserving the existing 2-story building facades. The 1st two floors of the existing buildings include back of house spaces and kitchens in addition to seating areas and dance floors. 127 2nd has space for a potential vape shop on one side of the entrance. The 2-story additions include additional seating areas, dance floors, and vip lounges that open to patios created by the step-back of the additions.
The properties are scheduled for the 10/22/2026 Metro Planning Commission agenda.
