Developer IPB Properties plans to break ground this summer on Phase 1 of its upcoming mixed-use development at 1401 Church Street. The 26-story tower will begin the transformation of the now demolished dairy plant into a three-tower mixed-use development in the Nashville urban core.

Following IPB Properties first project – REN ( pictured above), a 41-Story award-winning luxury high-rise apartment building in Seattle’s high-tech neighborhood, the developer also shed some insight into what unique characteristics they will introduce in their Nashville Tower. David McCutcheon, Vice-President of IPB Properties, says that a concept that was successful in Seattle, “A community built on distinctive rental homes and locally inspired commercial spaces”, is set to redefine Midtown.
1401 Church occupies the full city block between 14th & 15th Avenues. The Phase 1 tower will occupy the full frontage along Church Street.

The developer also noted that with significant population growth from the tech and health sectors, as well as a high concentration of post-secondary institutions, Music City is evolving rapidly with demand for rental properties continuing to increase. To meet that need Phase 1 will feature 326 high-quality rental homes and 27,000 SF of amenity space. Some featured amenities include a multi-level coworking space, fitness center overlooking the central plaza, indoor/outdoor dog walk, an elevated pool deck, and various communal lounges.

This phase also has more than 14,000 square feet of ground-level retail. IPB Properties is working with Ojas Partners to curate the commercial spaces, envisioning experiences that invite the community and create activation within the central plaza and surrounding streets. The project features a covered paseo on Church Street as well as entrance into the plaza from 14th Avenue.

Building Off The Success of REN
IPB Properties has a track record for building modern rental homes with exceptional amenities. REN was recently named Building of the Year by the Daily Journal of Commerce and was awarded a 2023 Award of Excellence by the Council on Tall Buildings and Urban Habitat. The design of IPB Properties’ Nashville project is similarly driven by the city’s unique local context – for example, valuing communal open spaces and time outdoors. IPB Properties has partnered with Nashville-based HASTINGS Architecture on the mixed-use project, which centers around thoughtful outdoor social spaces.
“The design pays homage to the site’s industrial heritage while envisioning a contemporary “urban village,” said David Bailey, Principal with HASTINGS. “The three towers surround a central, landscaped plaza that will be a community amenity, adjacent to Nashville’s downtown core.”
IPB Properties is one of the first to break ground amongst many planned towers facing the downtown skyline along 14th Avenue. Demolition has also begun on Albion Music Row and MidCity as the area transforms from car dealerships and urban manufacturing uses into a vibrant pocket of the city.
