Updated plans offer more insight into the design of Phase 2 of the 3-tower midtown project – 1401 Church. Developer IPB Properties has submitted updated plans to Metro which include the 45-story tower along Grundy Street. Located at the now demolished dairy plant site, this building will join two other 32-story towers and a proposed 7-story building. The property address is 1401 Church Street.

This marks the third iteration of the Specific Plan submission. The project has already received approval with conditions to rezone the property from MUI-A to SP Zoning by Metro in October of 2022. Since the approval the project has only had a few minor modifications. Capacity highlights from the project approval includes:
- Up to 1,350-Units or
- 1,150-Units & 200 Hotel Rooms.
- 75,000 SF of Commercial Uses
- Prohibits STRs

Another condition of the approval is to provide detailed phasing plans. Plans have recently been submitted for Phase 1A which includes the two 32-story towers. The plans note that of those two towers, the building along 15th Avenue can rise to a max of 35 floors. Phase 2 consists of the 45 Story Tower. A Request for final site plan approval has been submitted for Phase 2 currently zoned SP. The request was submitted by IPB Properties (formerly CCB) and only requires administrative approval. Similar to Phase 1A, Phase 2 also includes an activated ground floor with restaurant/retail space. There is a 4,937 SF shell space for a market at the corner of 15th Ave & Grundy Street. Facing the interstate is a 5,545 SF food & beverage retail space with a covered outdoor patio. There are two retail spaces facing the interior plaza which flank the building lobby; it features a proposed 836 SF shell space for a coffee shop and a 5,813 SF retail space which extends to 15th Avenue.

The site plan indicates that there are dedicated pedestrian entrances on each of the bordering streets. The entrance into the parking garage and loading area are located on Grundy Street. The images below offer some additional views for context using the drawing elevations.
