Meridian Court is the 3rd phase of a planned multifamily development along the Dickerson Pike Corridor. The entire site is bounded by the following streets:
- North – Gatewood Avenue
- East – Meridian Street
- South – Marie Street
- West – Dickerson Pike
The Meridian Court project is located on Meridian Court, just a few feet from Meridian Street.

A request was filed this week to rezone the 8 separate parcels that make up the Meridian Court development. The applicant plans to rezone from CL and RS5 to SP zoning. Once approved, the request will permit the multi-family development on the2.5 acres site. The request was made by Smith Gee Studio, on behalf of the property owners. Here’s the quick rundown:

Meridian Court consist of 34 Residential Units within 6 buildings, two garage buildings and surface parking. The development plans 3.5 floors along the extension of Luton Street and 3 stories fronting Meridian Court. A snap-shot of the building heights from the plan is below.

The development site is located at the end of Meridian Court. Once redeveloped, access to the development from Meridian Court will be limited to emergency vehicles, pedestrians and bicyclist. The elevations to the left of the image below shows the street frontage at Luton Street. The elevation to the right of the image shows the new limited access to Meridian Court from.

Neighborhood Overlays

The development falls within the Dickerson South Corridor Study & Highland Heights Small Area Plan. Some of the community goals from the plan includes more parks & greenways, sidewalks & bikeways, neighborhood businesses & services, and additional street connections. The site is also adjacent to the Dickerson Pike Transit Corridor. Once the entire development is approved, I will provide a summary of all three phases.
