Updated: Southwest Value Partners is progressing the design of another planned office tower at Nashville Yards. Situated at the corner of Church Street & Platform South, the new 36-story tower will rise above the existing platform structure, which was recently repurposed as a temporary parking area. The site address for the upcoming tower is 21 Platform Way S.

The proposed development will be the 4th office tower fronting Nashville yards joining the 2 Amazon Towers, the recently completed Pinnacle Tower, as well as the Grand Hyatt. There is one other parcel between the Pinnacle Tower and the Grand Hyatt that has yet to be developed. Additionally, the developer recently submitted plans for a 33-Story Signia by Hilton. Although it isn’t part of the Nashville Yards collective, developer Giarratana is also building a 60-story tower across the street from the proposed office building. That tower will be the tallest in Tennessee.

The updated submission requests modifications to the previous plan and demonstrates how it still maintains the intent of the approved DTC document as its design progresses. Overall modification requests include changes to the building height, additional parking spaces, and public infrastructure.
A request has been submitted for a major modification approval for the Modification Requests for the project site which is zoned DTC. Once approved, the request will advance the tower on the 1 acre site. The request was made by Gensler on behalf of Southwest Value Partners.


The previous proposal consisted of a 43 story, 800,000 SF office tower with ground floor retail and a similar architectural presence to the Pinnacle tower. The updated plans propose a 36-story, 954,000+ SF tower and maintains the ground floor retail activation. The overall finish of the exterior is generally the same, however, the vertical lines are more continuous vs stepped as shown in previous concepts.


The developer is looking to increase the number of parking spaces for the building, however, because the parking structure is already completed they can’t dig any lower. Instead, the developer proposes to increase the number of parking levels above the platform. The additional parking spaces will be enclosed with a similar finish to the spaces already planned above the platform.
The developer is also looking to swap out the street trees for planters similar to those already used around the Nashville Yards campus.
