The Fallon Company has officially submitted conceptual plans for a new gateway “beacon” for the East Bank. Located in Parcel C of the Central Waterfront District, the new 600-key hotel will bring unprecedented activation to the East Point neighborhood. The 37-story tower is situated between the new Nissan Stadium and Shelby Avenue at 201 Shelby Ave.

The new hotel tower is located on Parcel C1 with previously announced plans for a new apartment tower in Parcel C2. Plans for Parcels C3 & C4 have not been finalized, however they are likely to be either hotel or multifamily. All 4 towers have a robust retail program for activating the public realm.
The hotel represents the 2nd development project for the East Point neighborhood. East Point Flats, the 100% affordable housing development in partnership with Elmington, started construction earlier this year in Parcel G. That project is located across the street from the proposed hotel.

A request has been submitted for concept plan approval for the new hotel zoned DTC. Once approved, the request will advance the 37-story hotel on the 2.1 acres site (Parcel C1). The request was made by BLUR Workshop on behalf of Metro Government and the Developer. Here’s the quick rundown:

Conceptual space plans show a 3-level underground parking deck which spans beyond the building footprint to the property line. The exact number of total parking spaces were not explicitly indicated in the plans. The first level shows a lobby bar and a considerable amount of retail space. Retail is situated along the pedestrian path towards the South Entrance Plaza of the stadium.
On the upper levels, the submission also indicates a comprehensive ballroom and meeting space plan; in addition to a rooftop pool amenity with a bar & grille above the podium. A rooftop restaurant is shown at the top floor of the hotel tower which is 474 feet at its highest point.

A new curb cut is proposed on Shelby Avenue to gain access onto property. This new curb cut will also create a new signalized intersection. The developer is currently anticipating a late 2030 completion for the new hotel; with aesthetic considerations being evaluated for the fan experience during the Super Bowl.
The project is scheduled for the 12/10/2026 Metro Planning Commission Agenda.
