The Cumberland riverfront continues to take shape as MRP Realty & Creek Lane Capital adds another mixed-use building to River North . Located at the roundabout on Oldham Street, this next phase looks to continue the River North transformation into a vibrant mixed-use district.


From glass skyscrapers to 5-over-2 podium construction (wood frame over concrete deck), we’ve seen quite a few depictions of River North since its initial announcement. Of all of the depictions, the image shown above appears to be the current direction for the properties along the Cumberland River. However, once updated renderings for GBT & Oracle are released, it will provide even greater insight.
The area highlighted in pink below represents the newly submitted development. You will notice that the previous depiction shows an office tower, parking garage, and large retail zone. The new proposal shows a 7-story residential building with a concealed parking deck and a large retail zone. The gallery below shows the continual evolution of River North, the first image is the current status.
The real estate market, as of late, has introduced a set of unprecedented conditions during the land banking & building development phases for the Landings. These conditions will continue to shape the look and feel of the future riverfront.
A request for final site plan approval was submitted last week for the property highlighted in pink above. Once approved, the request will permit the 433-unit mixed use development on the 2.73-acre site. The request was made by Civil Site Design Group, on behalf of the owner. The proposed building is currently bounded by Oldham Street & Mulhul Drive. Additionally, it has frontage along the riverfront and also faces a future phase to the North. Infrastructure improvements include new tree-lined sidewalks with urban stormwater management systems. Some of those systems include trees in tree grates, urban bioretention areas, as well as a courtyard with bioretention features. It also includes a mix of pervious pavers that leads you out to the riverfront park.
The site plan shows a landscaped flood buffer zone along the riverfront; however, the riverfront park is not part of this submission. The elevations below provide a summary of the buildings ground floor activation.
Riverfront View
The ground floor along the river features a large retail/restaurant space with an expansive outdoor patio area. This elevation also has a courtyard with access to the riverfront park.

Mulhul Drive
The ground floor along Mulhul Drive primarily consist of back-of-house building functions. However, there are portions of the retail storefront, building amenity space and the pet spa which also activates Mulhul Drive. The Oxbow, another multifamily building in Phase 1, sits across the street with similar ground floor functions.

Oldham Street
The ground floor along Oldham street (near the roundabout) is activated by building amenity space. This stretch of activation is along the entire building frontage. It can be seen in the image below with the large storefront and casement windows.

North Face
The North face of the building is adjacent to the next phase of development for MRP/Creek Lane Capital’s River North property. This face of the building consists of residential units.
