Preliminary plans have been submitted for a new 20-story mixed-use tower in Midtown. Located on 1711 Broadway, the new tower will replace the stand-alone US bank branch that currently occupies the site. The proposed development is situated between the Skyhouse & the Hilton Garden inn on Broadway. It also sits directly across from the Virgin Hotel on Division Street.

A request for final plat approval was submitted for the property which is currently zoned for mixed use. Once approved, the request will permit a max of 400 multi-family units and 6,000 square feet of retail on the 1.28-acre site. The request was made by Kimley-Horn on behalf of US Bank National Association. Here’s the quick rundown:

Broadway
The Ground floor along Broadway proposes a new 3,861 SF storefront bank which would replace the existing branch location. The bank also takes advantage of the length of the property and includes a drive-up teller & atm near the entrance of the parking garage on Broadway. The building Lobby is located on Division Street and is joined by a proposed 1,679 SF Cafe with outdoor seating.


Division Street
The lobby is capped by two levels of liner units which conceal the parking garage on Division Street. Levels 4 – 17 include a mix of studio, 1, and 2-bedroom residential units. Levels 18 & 19 proposes 3-bedroom units some as large as 1,759 SF. There are also 2-bedroom units on these two levels as large as 1,421 SF.

Level 20 proposes an 8000 SF rooftop amenity space, which is almost half the length the building. There is also a rooftop pool deck and green roof which takes up the rest of this level. There is also an interior and exterior dog run proposed on level 4. The two images below provide context to the East & West building elevations.
