Lincoln Property Company is planning a new 16 Story mixed use development in Midtown Nashville. The site is strategically located at the corner of Elliston Street and Reidhurst Avenue and a short walk to Centennial Park, Vanderbilt, Centennial Sports plex, and the Ascension Saint Thomas medical campus. A request was submitted to rezone from MUG-A (mixed-use) to SP(specific plan) zoning for the collection of properties bordered by Elliston Place, 24th Avenue North, and Reidhurst Avenue. Once approved, the request will permit the new mixed-use development on the 1.24-acre site. The request was submitted by Catalyst Design on behalf of the property owners. Here’s the quick rundown:

The development intends to enhance the pedestrian experience through ground floor commercial uses, planned intersections to improve pedestrian connectivity, new sidewalks, and landscaping improvements.
Ground floor activation takes place along the 3 major roads which border the site. Primary uses along Reidhurst Avenue includes the entrance into the parking garage, service entrance, and outdoor seating terrace for the restaurant.
Interactive retail and Commercial uses are proposed along Elliston Place. Preliminary plans indicate a restaurant near the corner of Elliston Place and Reinhurst Avenue. There is also a proposed co working space, leasing office and resident lobby which occupy the remainder of the ground floor.
Residences with private terraces and gardens are situated along 24the Avenue North. They are also noted to have access to the sidewalk. The plans also show a club/amenity floor on Level 16 with a rooftop pool deck as well.


Exterior building materials include modular brick on the 1st level and stucco (or similar material) as the applied finish for the rest of the building. There is a mix of glass and aluminum window systems and picket style guard rails at the balconies. The service area also has a proposed green roof.
