Another landmark development is being proposed along the interstate 40 corridor, further transforming the Nashville Skyline. 14th Avenue North & Hynes St is a new mixed-use development featuring a pair of 40 and 36 story towers. The project is located at 225 14th Avenue North.

The interstate 40 corridor splits midtown from downtown Nashville. There are a number of projects planned, recently completed, and under construction along this corridor. This also includes two mega projects, one located at the Beaman site by local developer GBT; the other is located across Broadway and is developed by Hines. The map below provides a sample of projects along the corridor.

A request has been submitted to rezone from MUI-A to SP zoning for the collection of properties located along 14th Avenue North. Once approved, it will permit a mixed-use development on the 1.24-acre site. The request was submitted by Roers Capital, LLC, on behalf of the building owners. Here’s the quick rundown:

Overall, the development includes three levels of below grade parking with 4 levels above grade. The above grade parking deck is concealed by retail/restaurant space on level 1 and a residential liner on levels 2&3. The entrances into the parking garage are located in the South & West public alleys. The loading dock is located in the West alley.

The pedestrian realm along 14th Avenue North is activated with expansive street level retail and the entrance into the resident lobby. The retail activation continues onto Hynes Street along with the entrance into the hotel lobby. The existing property line only sits 4 feet from the road along 14th Ave. The developer is proposing a setback of 8 feet which will provide a total of 12 feet of public right of way. This results in a new 8-foot sidewalk with a 4-foot landscape buffer.

The project proposes a mix of uses which includes apartments, condos, hotel, and retail. The apartment tower is 40 stories tall and includes retail on level 1 and 2 amenity floors on levels 5 & 40. Level 40 also proposes a rooftop amenity pool deck. The hotel and condo tower will stand at 36 stories tall. The hotel will occupy the first 10 floors above the lobby and retail/restaurant space. The next 24 floors are dedicated to condos, while level 36 includes an amenity level.
