The long planned 1601 Broadway mixed use development appears to move a step closer to its final stages in the planning phase. The now 30-story tower, located at the Broad-West split, has been in the works since 2019 according to the Nashville Post. The previously submitted plan included 400 units, however, and 28-stories, however, the number of units included in the revision was not specifically noted. The property is located at 1601 Broadway, across from the recently completed BroadWest Development.

A request for final site plan approval has been submitted for the three properties which make up the site. The project is currently zoned CF and is within Music Row Urban Design Overlay. Once approved, the request will permit the mixed-use development on the 0.77 acre site. The request was made by STG Design on behalf of the property owner. Here’s the quick rundown:

The overall building consists of ground floor with with parking for retail with 8 stories of parking above. The parking deck is capped on level 9 with residential units as well as both indoor and outdoor amenity areas. Levels 10- 29 consists primarily of residential units while level 30 includes both penthouse units as well as a clubhouse and rooftop pool deck.

The pedestrian realm along the ground floor is activated by two proposed retail shells and building lobby both with partial double-height ceilings. There’s also an outdoor amenity and dog park with a dog wash. The entrance into the retail parking garage is located closest to the Orbison building on Broadway. There is a separate resident parking garage in the rear of the building from the alley.

Plans include an enhanced streetscape concept by local landscape architect KVD. The biggest improvement to the surrounding property is the width of the sidewalks which are currently under sized. The new sidewalks range in size from 14 – 23 feet and was made possible due to the building setback and right-of-way dedication.

Other enhancement with the pedestrian realm include stained concrete sidewalks, vehicular pavers and in-road warning lights at the garage entrance, bike racks, tree line, and new lay-by lane on Broadway. The images below provide visual context to the streetscape concept.
