Renderings of the Athena condo project were submitted as the project gears up for the building construction phase. The new renderings reveal two modifications, the minor change in the window glazing design and a more major change which includes an additional level of condo units. The Smith Gee Studio designed project is situated across from Centennial Park at 303B 31st Avenue North.
A request for final site plan approval has been submitted for the property detailing the modifications. Once approved the request will permit the new multifamily development on the 1.11 acres site. The request was made by Dale & Associates on behalf of the property Owner. Here’s the quick rundown:

The 4th floor of the previously submitted plan primarily consisted of private rooftop patios from the units below. Level 4 also featured 2 condo units as well as the double-height for the clubroom; this is located near the corner of 31st and Parthenon Avenue (shown above). The new plan extends the height elevation from 31st and Parthenon across the entire roof area of the 4th floor, thus creating the additional level. This extension of the new level 4 occupied area is shown in the image below.
The modified 4th level maintains the double height ceiling area for the clubroom and adds 13 new condo units. All of the condo units on this level have their own private rooftop patios. There is also an additional unit which occupies the previous double height of the building lobby. Site improvements include an 11-foot sidewalk, landscape buffer, new trees, and street lighting.
