Developer Hearthstone Properties announced the start of phase 2 at its Fountains at Gateway mixed-use district. Designed by Paradym Studio, Two Fountains Plaza is a 6-story mass-timber structure. The developer also noted that this will mark the largest mass-timber structure in the state coming in at 212,000 SF. The project will feature 50,000 square feet of corporate office space which will serve companies of all sizes, similar to a co-working space. There are also three floors of luxury condominiums named Atrium At Fountains. The condos are situated above the office space and will surround an enclosed atrium. The development will also expand the existing retail options with the new boutique retail space, a fitness studio, and new eatery. The project is located in Murfreesboro just 30 minutes from Downtown Nashville.

Fountains at Gateway is a premium mixed-use development with three unique components: a corporate office campus that caters to companies of various sizes, a high-end dining & retail hub, community event space, and hospitality & entertainment center.

Phase 2 is is highlighted in the image above; the building labeled 2A is the featured office/condo mixed use building. Phase 2 also includes a 5-story boutique hotel (shown as 2B) which are also connected by a sky bridge to the atrium level of the condominiums. The condominium owners will have access to the sky bridge and hotel pool amenity. Hearthstone Properties is in talks with two local chefs for a new restaurant on the hotel’s ground floor. The hotel’s ground floor will also feature additional venue space to expand event capacity, as well as a mix of other retail opportunities. Additionally, phase 2 includes two 11-story condominium towers (shown as 2C & 2D), each using Mass Timber as the primary building material. Here’s the quick rundown:

Atrium At Fountains is the luxury, urban-style condominium component at Two Fountains Plaza. It will offer 53 one, two, and three-bedroom residences. Each light-filled residence features an open living and dining area that adjoins a sleek, European-style kitchens with an island. They will also include floor-to-ceiling glass NanaWalls opening to a large covered terrace with glass railings.
The atrium proposed by the Paradym Studio team will “capture the charm of a tropical island, with a 30-foot tall waterfall, recessed firepit, gazebo, and winding pathways lined by palm trees and lush floral plants native to the (Hawaiian island of Kauai),” said Graby, who’s developed three previous buildings at the Fountains with the first opening in 2016.

Under the guidance of the Paradym Studio team, the glass-roofed, climate-controlled atrium features tropical trees and plants nestled among walkways and multiple seating areas. The atrium space is thoughtfully designed with a 30-foot waterfall and Koi pond, a recessed firepit, a gazebo, secluded alcoves for reading or unwinding, and cozy swings below a fourth-floor bridge. The condominium owners will have complimentary access to the Studio at Fountains, café, and meeting spaces on the lower floors.
