Cowan Street has yet another Hotel announcement this year. Emerge Hospitality Group, LLC is seeking rezoning for a 17-story, 223 key hotel. The site is located just a few feet North of the main entrance which splits the major River North development from the planned Oracle campus. The project is located at 611 Cowan Street.

Cowan Street is quickly making the transition from former industrial access road to a premier destination street at the future East Bank. Cowan Street is the main collector road through the entire RiverNorth and Jefferson-Spring segments of the East Bank sub-market. Once the East Bank development is fully realized it will be renamed East Bank Blvd and span the entire length of the redevelopment area.

This proposal marks the 3rd hotel announcement on Cowan Street. A dual branded Hilton joined a previously proposed dual branded Marriott at the intersection of Jefferson and Cowan. The planned Marriott property next to Topgolf has a sign listing it as available. These proposals are just the beginning of the redevelopment of the East Bank.
A request has been submitted to rezone the site from IG to SP zoning for the property located within the River North Urban Design Overlay. Once approved the request will permit the hotel and retail uses on the 0.41 acre site. The request was submitted by Kimley-Horn on behalf of the property owners. Here’s the quick rundown:

Conceptual plans indicate that the 17-story tower will feature 1,647 SF Coffee Shop / Retail on the ground floor facing Cowan Street. Levels 2-4 include structured parking and back of house space. Hotel guestrooms are situated on levels 5-17; with a pool deck proposed on level 5 and a rooftop bar on level 17.
