Austin based Endeavor Real Estate Group has submitted preliminary plans for a new mixed-use development in Music Row. Plans reveal a 15-story, 258-unit tower that will replace the existing building and parking lot. The plans also show future additions to the property next to the site at the corner of Music Circle North & South. The site address is 7 Music Circle North.
The property is currently home to the SAE Institute of Technology and last sold for $6.5 Million in November of 2021. The existing building that will remain last sold for $8.1 Million in May of 2022. Endeavor is also developing another multifamily tower roughly 600 feet away at its Gulch Union project. Phase 2 of Gulch Union will rise 28 stories and include 306 units.
A request has been submitted to rezone the property from ORI to SP zoning. Once approved, the request will permit the mixed-use development on the 1.2 acres site. The request was made by Gresham Smith on behalf of the property owner. Here’s the quick rundown:

The preliminary submission did not include developed floor plans; however, the plans do show the building lobby and music-centered retail space located along Music Circle North. The loading dock and entrance into the parking garage is located along the public alley. Although the property takes up most of the lot, it has access on both sides between the two adjacent structures. The existing office structure located on Music Circle South will receive future upgrades for outdoor seating as well as other improvements to the building facade.
