The Mainland Companies is looking to convert a residential style office building into a boutique hotel. The conceptual plans indicate the adaptive reuse of the two primary structures and replacement of the existing addition with a new one. The developer has enlisted the services of Remick Architecture to take on the design. The project is located at 1908 Acklen Avenue.

The property is located along the popular 21st Avenue corridor near the corner of 20th & Acklen Avenue; it is also situated across from the recently completed Moxy Hotel. The property sold for $125,000 in 1979 and 1992 before being sold for $4.2 Million in 2021 according to Metro documents.
A request for final site plan approval has been submitted for the property; the parcel is currently zoned MUL and is within the Hillsboro Village Urban Design Overlay District. Once approved, the request will permit the hotel on the 0.43 acres site. The request was submitted by Barge Civil Associates on behalf of the property owners. Here’s the quick rundown:

Overall, the hotel features a central main entry which is flanked by the two hotel wings. The flow is similar to the historic art deco hotels in South Beach, Miami. There is a large outdoor amenity with pool deck, bar, and a covered patio. The existing 2-story addition along the public alley will be replaced with a new 3-story addition located closer to the property line.

The 1st level includes lounge, dining, and bar areas as well as the elevator lobby and kitchen. The second level includes a total of 13 rooms each with full bathrooms and built-ins. There are also some rooms with access to partially covered outdoor terraces. Level 3 has a total of 6 rooms on the West wing with similar features.

Once the existing addition has shifted West, it will make way for a new pool and pool bar area. The parking lot will be converted to an outdoor plaza with a space for a stage and a covered dining area.
