Minnesota-based developer Roers Companies has submitted plans for a max 255-unit affordable housing development. Located in the Bordeaux area, this development serves as the third large scale project at the split between Ashland City Pkwy and Clarksville Pike. The site address is 3854 Abernathy Road.
The developer commanded headlines in Nashville last year with the announcement of 3 major projects resulting in 2 dual-tower and 1 single- tower developments in Midtown. However, after engagement with the company’s Linkedin page, the depth of their portfolio showed a diversity of development types from affordable housing to market rate. 3854 Abernathy Road marks the first affordable housing proposal for the Nashville market. A request has been submitted to rezone the property from CS and RS15 to SP zoning which is located within a Corridor Design Overlay District. Once approved, the request will permit 255 multi-family residential units on the 12.77 acres site. The request was made by Roers Companies, on behalf of the property owners. Here’s the quick rundown:

The site joins two other major adjacent developments along both Ashland City Pkwy and Clarksville pike. Collectively, the developments will bring much needed affordable housing to this critical corridor into Downtown Nashville. The projects are serviced by WeGo Bus service as well as bike lanes along Clarksville Pike.
Plans indicate a unit mix of 1, 2, and 3-bedroom apartments and 310 surface parking spaces. The entrance onto the property is from Clarksville Pike, however, there is a new entrance proposed on Abernathy Road. The site plans indicate two leasing amenity areas and currently proposes 186-units across the 5 apartment buildings.
The project is slated for the 7/27/23 Metro Planning Agenda.
