Preliminary plans have been submitted for an addition to the Best Western in Midtown’s Music Row. The new 9-story building is located in the parking lot to the East of the property next to Marc Music Row and electric Jane on Division Street. The site address is 1407 Division Street.

The Best Western property has changed hands several times since 1973 and has sold between $1.9 Million and $2.8 Million. The property last sold for $2.4 Million in 1994 according to Metro records. The property also has a long list of renovations and updates with permits dating back to 1983.
This proposal marks the first major development proposal on Division Street to the West of 12th Avenue South in a couple of years. Gulch area development activity has nearly infilled all available parcels East of 12 South along Division Street. The Best Western proposal also joins a list of new and ongoing projects in Music Row. The overall project consists of 5 levels of hotel rooms above 4 levels of above grade parking. Level 1 includes restaurant space facing Division Street, with the hotel lobby facing the existing Best Western Hotel. There are also limited back-of-house spaces as well as valet and check-in parking. There is also has access to the parking structure from 3 sides of the building.

The hotel rooms begin on level 5 which also features a pool deck. The top 5 levels propose 36 rooms on each floor and has a small fitness center, meeting room, and business center. Site improvements are minimal as the plans appear to use existing curb cuts and pedestrian infrastructure.
The plan is in the very early stages of development and submitted by Stevens Design Consulting. The project is slated for the upcoming MDHA Design Review Committee agenda.
