Conceptual plans have been submitted for a 14-story tower in the growing Pie Town sub district. Situated between Lafayette Street and 6th Avenue South, the project proposes 385 residential units. The development will replace two existing 1-story structures which are currently occupied by the Hermitage Design Center and Off The Wagon. It is also adjacent to the Greyhound Bus Station to the rear of the property. The site address is 531 & 533 Lafayette Street.

The two parcels collectively sold for $22.7 Million in October of 2022 according to Metro Documents. It is also the 5th recent multifamily proposal for the growing Pie Town area. Developer CA South recently completed HYVE condos which are now selling and zoned for STR. There are two proposals by developers T2 Capital Management and Vela Development, as well as one which is under construction by Mill Creek. Combined this brings the number of anticipated units for Pie Town to 2,259. The map below shows a sample of the adjacent developments for context.

A request has been submitted for concept plan approval for the two properties zoned DTC. Once approved, the request will advance the proposal on the 1.37-acre site. The request was made by SITIO a+u, on behalf of the property owners. Here’s the quick rundown:

The overall project includes a 4-story garage podium with a residential liner. The residential liner has walk-up units along 6th Avenue S. The site is bordered by one existing and one proposed public alleys. The existing public alley includes the entrance into the parking deck, drop-off area, and loading dock. The building facade along the proposed alley, to the south, does not have a residential liner.

Plans indicate an amenity level above the podium which includes a pool deck. There are 10 levels of residential units above the podium. Site improvements consist of new sidewalks, landscape buffers, bike lane, concrete pavers, outdoor public seating, and rain garden. The building lobby will activate Lafayette Street as the project does not propose any retail activation.
