Nashville is amid a historic expansion of its urban core with the redevelopment of more than 300-acres of riverfront development. New mixed-use multifamily, hotel, and office announcements have occupied headlines. From the announcement of Oracle relocating to River North, to the recent Master Development announcement of 30+ acres of city owned land, we are starting to see what the future neighborhood will look like.

Given recent development announcements and approvals, this article covers upcoming development projects along the Cumberland riverfront from Shelby Park to the planned Oracle Campus. It also includes a sample of major adjacent developments with connections to the East Bank. The projects along this stretch will connect to multimodal infrastructure which includes the Davidson Street cycle track, existing and planned extensions of the Shelby Bottoms and East bank Greenways, as well as the planned East Bank Blvd BRT route. River East

Local developer CA South will soon redevelop several former industrial and commercial properties along the Cumberland River in East Nashville. The developer is looking to create a vibrant mixed-use neighborhood that creates an extension of the existing East Nashville community and Shelby Park. The development has received final council approval June 2023, to proceed with the project which includes a 1,750 multi-family residential units and 120,000 square feet of nonresidential uses.

Parcel G

Parcel G is an upcoming 660-unit affordable/attainable housing development included in the initial development area for the Central Waterfront master development. The project is divided into 2 phases and includes a 5-story building in Phase 1 and an 18-story tower in Phase 2. The site is situated along Korean Veterans Blvd. (KVB) and will have direct access to the future Music City Mile and stadium village. It will also offer access to both Downtown and East Nashville.

Parcel F

Parcel F is a landmark mixed-use development located near the riverfront. The site is situated between the existing Seigenthaler Pedestrian Bridge and KVB. The plan notes that the market rate project will have direct access to retail, the Music City Mile, riverwalk, Cumberland Park, and other neighborhood amenities. The project is planned for Phase 1 of the Central Waterfront; it features 2 cascading 13-story towers and a total of 550-units.

Parcels B, C, & D

The Parcel B Hotel is located at the North Stadium Plaza and includes 425 keys and 50,000 SF of retail. The Parcel B Hotel is slated for Phase 3 of the Central Waterfront Initial Development Area .
The South Stadium Plaza is anchored by 3 hotel towers with direct access to the new Titans stadium. It is designed to serve as a central hub for retail activation, “tailgating”, community concerts and movie nights, a splash pad for kids, and programming that complements both the stadium on event days and the new neighborhood on non-event days. There are two hotel towers in Parcel C which will rise to 16 and 40-stories tall. The Parcel D hotel will rise 26-stories. Phase 1 includes 1 Hotel in Parcel C while Phase 2 includes 1 hotel in both Parcels C&D. Together, the three towers will create 1000 new hotel rooms.

Parcel A is located within a transit-oriented development in the Capital Crossing sub-district. The project consists of 380-units and 30,000 SF of retail space. The ground floor will also include the future WeGo Transportation Hub. The 5-story building is located along East Bank Blvd and is a planned transit stop for the WeGo BRT. Lenore Gardens

Architectural Firm SV Design is providing design services for the conceptual planning of a future phase of MDHA’s Envision Cayce redevelopment plan. Lenore Gardens is located next to the planned 5th & Summer Development at the corner of 5th & Crutcher Street. The project is in the early stages of planning, stay tuned for details.


Cherry Oak Apartments

Cherry Oak Apartments is the seventh new residential construction and sixth mixed-income development at Cayce Place. The project will feature 96 total residences with 45 subsidized for current Cayce Place residents. In addition, there are 8 Affordable apartments, 6 Workforce apartments, and 37 Market-rate apartments. The development will have market-rate amenities including granite countertops, tile backsplash, patios or balconies, as well as building amenities. The project is located at 705 S. 5th & Summer
5th & Summer is a new 6-Story residential development located within the Cayce Community Unit Planning Overlay. The project broke ground earlier this year and is developed by the Metro Department of Housing & Urban Development. The project includes 107 units – 50 subsidized for current Cayce Place residents, 16 workforce and 41 market-rate apartments. It is the eighth new residential construction and seventh mixed-income development at Cayce Place. The Project is situated at the corner of S. 5th Avenue & Summer Place, serviced by WeGo Transit Bus Route 18, and a short distance to the future BRT route between the Airport and the East Bank. Shelby House

Local nonprofit, Samaritan Recovery Community (SRC), has partnered with Holladay Ventures and Evergreen Real Estate to create Shelby House. The phased project will include a total of 484 affordable residences, including a 71,000 square-foot recovery services center for the nonprofit. Construction of Phase 1 is well underway which includes approximately 132 beds for SRC. The property is located at the corner of Shelby Avenue & South 4th Street. The site is serviced by WeGo Transit Bus Route 4 and is walking distance to Downtown and the East Bank.

The George

Foster Street Mixed-Use

City Development has updated its plans for the Foster Street Mixed-use development. The amended plan includes 745,245 SF of mixed-uses which includes residential, hotel, creative office, retail, and restaurant space. The development also will undertake the adaptive reuse of the existing warehouse on the site as well as major infrastructure improvements. TDOT & NDOT are also working on an extension of the multimodal infratructure to cross Interstate 24 over to the East Bank along brace street.

900 at Cleveland Park will soon bring 256 high-quality affordable residences to the border of the Cleveland Park neighborhood in East Nashville. The new 7-story project includes a mix of 1, 2, and 3-bedroom apartments with a patio or balcony in each apartment home with an array of amenities. The site is serviced by WeGo Transit Bus Routes 14 & 23 along Dickerson Pike. There are also plans for bike lanes and pedestrian infrastructure across the highway to the East Bank. Similar to Foster Street Mixed-Use, 900 At Cleveland Park also has a planned connection across Interstate 24 to the East Bank.

The Wayward

The Wayward is a 7-story mixed use building with 19,950 SF of street facing retail. The Wayward is situated closest to TopGolf and is the largest of the 3 buildings and has a concealed 7-story parking deck. The building will consist of 355 apartments featuring a full suite of amenities including co-working spaces, podcast room, dog spa, swimming pool, and rooftop lounge. Street level resident amenities are located on Waterside Drive; retail for the Wayward is located along Marine Drive & Bowline Avenue.

The resident lobby and amenity space is located along Waterside Drive while the fitness center faces the parcel owned by Oracle to the North. Contour has 2 courtyards facing the riverfront, one on the 1st level and another above the retail space. The third courtyard has a pool deck amenity which is visually shown internal to the building. Contour is currently proposed as a 433-unit building which can potentially change.

Emerge Hospitality Group, LLC is seeking rezoning for a 17-story, 223 key hotel. The site is located just a few feet North of the main entrance which splits the major River North development from the planned Oracle campus. The project is located at 611 Cowan Street.
