Endeavor Real Estate recently announced the conversion of its Pullman Gulch (Pullman) tower to condos in Downtown Nashville. Pullman marks the second tower within Endeavor’s Gulch Union district and joins the office tower 1222 Demonbreun which is 90% leased. This is also the developer’s second residential tower in the Gulch area following 1200 Broadway which is anchored by Whole Foods. Pullman is located at 1212 Demonbreun Street.
“We’ve been watching the Nashville high-rise condo market closely for nearly a decade and have seen a real shortage of supply here relative to other cities of the same caliber,” said Jamil Alam, Managing Principal of Endeavor Real Estate, the visionary force behind the project. “We’ve been developing in Nashville for several years now and plan to be around for quite a while, so our objective was simple: build a thoughtfully-designed, quality product that residents have been asking for in a location where locals and newcomers alike want to be.”

Working alongside Boston-based Long Wharf Capital, Endeavor’s decision to offer Pullman as a condominium tower is reflective of the lack of supply of for-sale high-rise condos in the Nashville market. Condo prices will start in the $400s, creating an opportunity for more buyers to become homeowners in the Nashville urban core.

Designed by HKS, the 29-story, 300-residence condominium high-rise began construction in 2022 and is rapidly taking shape as an elegant and thoughtfully-designed urban residential community. The resident lobby and entrance into the parking deck is located on Demonbreun Street. The ground floor is anchored with nearly 8,000 SF of highly visible retail/restaurant space. Pullman will offer a mix of 1, 2, and 3-bedroom residences as well as penthouses. The residences will feature contemporary finishes such as imported Italian soft-close cabinets with under cabinet lighting and quartz countertops.

Rooftop amenities on Level 29 include a swimming pool overlooking downtown, a lounge, shared workspace and a library, as well as a game room. Other amenities include two pickleball courts, an indoor-outdoor fitness center, outdoor green space with fire pits, outdoor dining, and a variety of areas for residents to connect. Residents will also have access to pet relief and wash areas along with a lobby-level coffee shop.

Turner Construction completed the topping out of the development last week and is anticipating a mid-2024 completion.
