Prima is moving closer to its debut as the first ground-up tower within the Paseo South Gulch mixed-use district. Developed by New York and Nashville-based SomeraRoad, Prima is a 16-story mixed-use residential and office tower in the Nashville Gulch neighborhood. The project features a dynamic retail and restaurant experience on its ground floor. The tower is also centered between two adaptive-reuse projects, the Antiques and Voorhees buildings, featuring restaurant and retail which have also been revitalized by SomeraRoad. Prima is located at 620 8th Avenue South.

SomeraRoad unveiled the project in 2021, which was followed by Prima’s ground breaking in 2022. Designed by ESa, the podium is anchored by 8,000 SF of retail space activating the pedestrian realm with an interconnected and partially covered paseo. The developer recently announced the first retail tenant SunLife Organics which is scheduled to open next year.
There is 18,000 SF of creative office space on levels 2 and 3 featuring 20 feet+ tall ceilings, with the option to add mezzanine levels in each. The office space has primary frontage along 8th Avenue South with views of Downtown Nashville; it also conceals the 234 space parking garage.

The residential tower sits above the podium and includes 278 residential units consisting of studio, one, one+den, and two-bedroom apartments. The resident lobby faces 8 South with a direct connection to the retail paseos. Similar to the office space, the apartments have large floor-to-ceiling windows, modern appliances, and contemporary finishes. The corner units feature walls of windows while and majority will offer sweeping views of downtown Nashville.

Having access to a myriad of retail and restaurants both on site and the surrounding Gulch neighborhood is just the beginning. Building amenities on the level 4 podium includes the business center, sports lounge, dining /conference room, large fitness center, a rooftop pool with covered outdoor activity area, pool lounge, and pet wash. Level 16 features a sky lounge with an 1,800 SF outdoor amenity deck.

Prima is the first of 4 planned towers at the Paseo South Gulch district and the second multi-tower project to start in the Gulch. The developer has also purchased multiple parcels across the street giving SomeraRoad the ability to enhance the Gulch experience with its world-class mega project. The project is reaching the final stages with plans to open early next year.

Prima at Paseo South Gulch and a host of new adjacent developments continue to showcase the best of the Gulch brand as a downtown neighborhood.
