Nashville-based developer Vastland has unveiled the design for its midtown multifamily tower, VOCE Hotel & Residences (VOCE). The new tower will offer a mix of both condos and hotel guest rooms along with an amenity rich experience for both residents and guests. Additionally, VOCE will introduce a new to concept to Nashville offering owners a unique opportunity to acquire a purpose-built, hospitality-driven high-rise condominium for personal use, while simultaneously generating revenue through the hotel program when not utilizing their unit. The project is located at 1717 Hayes Street.

“We’ve owned this land for 25 years, patiently waiting for the right moment to introduce a development that Nashville has been yearning for. We believe that Nashville’s thriving healthcare, conventions, nearby universities, tourism, sports, arts, music scene, and diverse business landscape are here to stay. Offering buyers the opportunity to invest in Nashville’s booming hotel market without the burden of being a major investor themselves, and allowing them to indulge in their investments firsthand is a remarkable innovation, previously unseen in our city but embraced in major markets like New York, Chicago, and South Florida.”
Mack McClung, Founder of Vastland

VOCE is positioned adjacent to the Vastland office building along the 1700 Block of West End Ave. Designed by The Preston Partnership, the 25-story high-rise will consists of 116 all-suite hotel units on levels 10 through 14 along with 194 condos; there are also nine luxe penthouses on levels 23 & 24.
Strategically situated in the heart of Nashville’s evolving lower Midtown neighborhood, VOCE Hotel & Residences offers immediate access to an exciting array of new developments. This prime location ensures that owners, office tenants, and hotel guests will have effortless access to a vibrant tapestry of shopping, dining, and entertainment options.

The project will include 3,200 square feet of versatile conference-meeting space, 60,000 square feet of innovative office space with its own lobby and elevators, multiple covered outdoor terraces, and a rooftop restaurant, bar, and pool. To ensure absolute convenience, valet parking will be readily available to all owners, tenants, and guests within the project.
Prices for the residences at VOCE are anticipated to start in the $500s for studios and 1-bedrooms, 2-bedrooms available in the upper $800s, 3-bedrooms starting in the upper $1.5 million range, and penthouses up to the $5 million range. The developer noted that no hotels in Nashville currently offer the comprehensive features provided by VOCE, including full kitchens with gas ranges, enclosed bedrooms, washers/dryers, and flexible 1, 2, or 3-bedroom spaces.

Amenities at VOCE will feature a street-level lobby along Hayes Street with a covered portico, an inviting lobby restaurant, bar, and patio, a convenient coffee/juice grab-and-go cafe, rejuvenating spa, state-of-the-art fitness center, guest-resident lounge, and a sprawling outdoor pet “spaw-park” and lounge exclusively designed for owners, tenants, guests and their “cherished four-legged friends”.
The initial groundwork for the project is set to commence shortly, with the groundbreaking ceremony anticipated in early 2024, and the grand completion expected by mid-2026. Leading the charge for condominium sales is Parks Real Estate, located at the sales gallery on the street-level of the Vastland building at 1720 West End Ave, STE 101. Prospective buyers can immerse themselves in the envisioned lifestyle by exploring and experiencing the standard finishes of cabinets, countertops, lighting, flooring, and plumbing available in each unit.
“For several years now, we’ve recognized the demand for this innovative concept. Currently, no condominium high-rises in Nashville permit short-term rentals or offer second homeowners the opportunity to generate revenue from their homes when not in Nashville. We’ve witnessed countless business travelers, parents, grandparents, and tourists who yearn to visit Nashville multiple times each year, yet traditional high-rise condo prices for part-time residences pose a significant challenge. VOCE is the solution to this quandary, allowing owners to savor the pleasure of their own space while offsetting housing costs and even generating income through the hotel program, all within a seamless and turnkey experience.”
Pete Jones and Amy Gill, Partners with Parks Real Estate, highlighted the pressing need for a concept like VOCE, stating,

Nashville has experienced an unprecedented surge in demand for hotels in recent years. In 2022, the developer noted that the city welcomed a record-breaking 15 million visitors, with an astounding 10 million hotel night stays, as reported by the Nashville Convention & Visitors Corp.
VOCE marks Vastland’s continued commitment to the hospitality industry, following the successful launch of Studio 154 Luxury Hotel in downtown Nashville in 2019. Vastland’s ownership and operation of Studio 154 have been met with such fervent demand that they acquired the building last fall for $16 million. Currently, the property is undergoing expansion, adding another 13,000 square foot guest floor and is scheduled for completion in January 2024.
