Developers AEG and Southwest Value Partners recently announced two new tenants at its Class A Creative office tower at Nashville Yards. Internationally renowned restaurant from Brazil, Fogo de Chão signed an agreement for 8,500 SF. Meanwhile, the Creative Artists Agency (CAA) has signed an agreement to relocate its Nashville office to Nashville Yards in 2025. Other announcements this year include Ocean Prime Steakhouse and Iconix Fitness. EVO, an experiential cinema and entertainment destination, was announced in 2022. Together they represent more than 180,000 SF of leased space in the 420,000 SF Class A creative office tower. The project is located at 955 Church Street.
These destinations will serve as the gateway to the upcoming Nashville Yards mixed-use district. The announced tenants will join the upcoming state-of-the-art 4,500-capacity live music and event venue operated by AEG Presents, Amazon Nashville’s two office towers, two upcoming residential towers, the Grand Hyatt Nashville, and the newly renovated Union Station Nashville Yards. The development will look to boast the signature elements of AEG’s similar and successful residential, sports and entertainment districts in London, Berlin, and Los Angeles.
Fogo de Chão
Designed in partnership with global architecture and design agency Harrison, the Nashville restaurant will showcase Fogo’s recent brand transformation with enhanced design and innovation platforms in a warm, timeless and approachable setting that reflects the local Nashville community. The restaurant will feature an expansive dining room centered around an open churrasco grill, offering guests a view of gaucho chefs butchering, hand carving, and grilling high-quality cuts of protein over an open flame.
A Market Table will anchor the front of the grill and feature seasonal salads, fresh superfoods, cured meats, antipasti, and more. In the new restaurant, engaging social gathering spaces will be layered throughout Bar Fogo and the dining room.
New menu innovations and enhanced dining experiences will accompany Fogo’s everyday offerings, including Weekday Lunch, Weekend Brazilian Brunch, Bar Fogo, Group and Private Dining, To-Go and Butcher Shop options in addition to Full-Service catering which includes on-site cooking with portable churrasco grills, gauchos, and a curated dining experience.
Designed by CannonDesign, CAA’s offices will have unique features including tech-enabled, indoor-outdoor workspaces, game and listening lounges, private terraces on each floor. The creative office building at is the first of its kind in Nashville and a strikingly unique addition to Nashville Yards, showcasing an articulated metal façade, ultra-clear glazing, and layered floor plates allowing outdoor private terraces on every floor.

CAA’s Nashville operations are currently located in the SunTrust Building next to the Ryman Auditorium. They will occupy nearly 75,000 square feet across two floors and have exterior crown signage as the anchor tenant office building facing Church Street.
Ocean Prime Nashville Yards, the nationally acclaimed seafood and steak restaurant is expected to open in summer 2025. It will be the first Cameron Mitchell Restaurants’ location in Tennessee, and 21st Ocean Prime location. The restaurant will be located at the corner of Church Street and Platform South at the base of the creative office building.
Plans for the more than 10,000 square-foot restaurant include over 370 seats and two large, covered patios spanning 2,400 square feet. Ocean Prime Nashville Yards will feature two private dining spaces designed to accommodate a variety of groups and events, from intimate gatherings of 8-12 to larger celebrations with 35-45 guests.
Ocean Prime delivers an elevated experience with exceptional ambiance, a chef-curated menu, signature handcrafted cocktails, and a Wine Spectator-honored wine list. Every Ocean Prime restaurant is uniquely designed to capture the energy and elegance of each city, making it an unmatched destination to socialize, talk business, celebrate, and indulge.
Dramatically designed and inspired by where the land meets the sea, the restaurant interiors balance raw materials with polished details to create a sophisticated yet comfortable atmosphere.
EVO Entertainment Group, the nation’s largest operator of cinema-entertainment centers will open more than 48,000 square-foot experiential cinema and entertainment at Nashville Yards. Plans for EVO Entertainment Nashville Yards include a 12-screen luxury dine-in cinema, eight lanes of bowling, a scratch kitchen and bar, private event spaces, and state-of-the-art gaming and attractions, gravity ropes and advanced virtual reality experiences.
A key and unique feature of EVO Entertainment Nashville Yards will be private event spaces featuring screening rooms, providing an ideal setting for gatherings and celebrations of all occasions and sizes from corporate events to private parties. A scratch kitchen and bar will serve both the private event spaces and guests at a full-service, dine-in restaurant and cocktail bar overlooking the plaza in front of the music venue. The venue is slated for 2025.
