CA SOUTH is moving forward with plans to bring its distinctive architectural aesthetic to Wedgewood-Houston. The new 131-unit building is currently planned as a STR building with the potential for traditional apartments. The site is a short walk to the Nashville Fairgrounds, Geodis Park, and only minutes to Downtown Nashville. The property address 1425 4th Ave South near the intersection of Bianca Paige Way.

Wedgewood-Houston, one of the most organized neighborhoods in Nashville, is undergoing a major transformation which is primarily concentrated on previously underutilized commercial and industrial zoned land. The area is quickly becoming one of the most desirable in the central core given its designation as a Qualified Opportunity Zone (QOZ), attention to walkability, creator and maker spaces, and informed architecture by some of Nashville’s top design firms.
Adjacent properties along this segment of 4th Avenue are also starting to see increased development activity with projects both planned and currently underway. This in addition to major investments in the Wedgewood Houston area given its central location to the fairgrounds and downtown. The map below shows adjacent development for context.

Both the building lobby and entrance into the parking deck are located on 4th Ave; the curb-cut for the garage is also aligned with Bianca Paige Way. Amenities include a content creator room, fitness center, coffee bar, sky lounge, rooftop deck w/ amenities – including a pet area, and a clubhouse that opens up to the interior courtyard.
The 5-story building includes a mix of studio, 1, and 2-bedroom units with modern finishes. The finishes include a mix of light and dark hues as well as of both standard and premium finishes. Some proposed premium finishes include wood panel on appliances, upgraded, ranges, and range hoods.
The building exterior is characterized by its stepped facade, the vertical zig-zag balcony dividers, and exoskeletal structure. Exterior materials includes composite siding at the rooftop, EFIS throughout the residential zone, and channeled fiber cement panels along the ground floor. The project showcases a mix of window glazing types including storefronts and roll-up doors with large transoms above ,cased windows with hinged doors at the balconies, and accordion doors at the clubhouse.

Exterior improvements include new sidewalks with landscape buffer. Although there isn’t retail in the building, developer SomeraRoad is currently building a new mixed-use development across the street which includes 13,000 SF of creative office and retail space.
Construction of 1425 4th Avenue is anticipated to begin Q2 2024.
