Work at the upcoming mixed-use development Westerly House, is swiftly making progress in Wedgewood-Houston (WeHo). The project is developed in partnership between Wedgewood Avenue, HY Ventures, and Atlas Real Estate Partners and includes a mix of 246 traditional and co-living units. Westerly House will aim to address the demand of residents who want to live in a vibrant neighborhood but are budget conscious. The development will combine aspects of a boutique hotel and traditional apartments for a curated living experience; the address at 700 Hamilton Avenue.

Westerly House is designed in collaboration with EOA Architects / Manuel Zeitlin Architects and is the sister-project to the recently completed multifamily development Standard Assembly, by the same development team. The architecture is characterized by its clean facade, casement windows, and structural breezeway arches which double as seating and will lead future residents and guests from Hamilton Avenue to the Pool Deck.

Managing The Mix
The developer intends to capitalize on the vibrancy of Wedgewood-Houston by creating a supply of affordably priced units with an array of floorplans, flexible lease and stay options, and best-in-class amenities. The project will feature a mix of micro one, studio, 1, 2, 3, and 4-bedroom floor plans. The wood-clad “jewel box” facing Hamilton Avenue creates a visual separation between the proposed 23 short-term rental units (STR) and the 223 apartments. Amenities include a pet spa, bike lounge and storage area, resident storage areas, fitness centers, co-working center, pool deck, and sky lounges, some with unobstructed views of Downtown Nashville, to name a few.

Located in a Qualified Opportunity Zone (QOZ), the developer initially considered other uses for the site. However, given the lack of supply for this niche housing option and work-from-home it made sense to make the change. The developer also believes this gives more employees who work downtown another opportunity to live in a vibrant neighborhood and avoid traffic congestion.
The development team believes that the Wedgewood-Houston area can absorb all of the multifamily that’s planned given its proximity to Downtown, neighborhood culture, and its history. The developer recently completed Standard Assembly, a new mixed-use development located adjacent to Westerly House, and is nearly 90% leased. Here’s the quick rundown:

The entrance into the building lobby, retail spaces and parking structure are from Hamilton Avenue. The central focus of the building lobby is a double-height breezeway which leads guests from the lounge areas into the courtyard and pool deck. The building takes advantage of the slope of the site which allowed for two levels of parking below Hamilton Avenue as well as some building amenities and apartment units. There are 5 levels above the lobby level which primarily consists of residential units and resident lounge areas throughout the space.

The front of the building has a high level of pedestrian activation located within a safe distance from the street giving the site topography. There are outdoor dining and sitting areas which span the lobby entrance and retail spaces without interruption from vehicles egressing the parking garage. The exterior material palette includes stucco, metal, and wood panels while residential amenities and public spaces reflect a relaxed sophistication which is reflected in the terrazzo floors, warm woods, and the incorporation of bold graphic art murals in the lobby space.
Construction Progress
The 3-story concrete podium is substantially complete and wood framing activities have commenced. The structural framing for the breezeway arches can also be seen and emphasizes its scale and uniqueness. Given how cool the arch frames look in their current state of construction, the final product will be sure to impress.
