Development partners The Dinerstein Companies (Dinerstein) and Al. Neyer have teamed up on the upcoming residential development Aspire Midtown. Dinerstein serves as co-developer and property manager while Al. Neyer serves as co-developer and design-builder. The 14-story structure is rising on 1.14 acres between the Charlotte Pike and Church Street corridors at 1801 Patterson Street.
Aspire Midtown marks the second acquisition of the Aspire brand by Dinerstein in the urban core joining the recently completed Aspire Gulch. The Midtown site was previously home to Alive Hospice and sold for $600,000 in 2006 before being sold in 2022 for $5.9 Million.
The new multifamily project is in the heart of Midtown and its central location makes it walkable to the Route 50 WeGo bus route on Charlotte Pike, three major hospitals, Vanderbilt University, and Downtown Nashville. The project also joins a list of upcoming infill developments furthering its transition from light commercial and warehouse buildings into a residential neighborhood. . Here’s the quick rundown:

Aspire Midtown includes a mix of studio, 1, 2, and 3-bedroom apartments and 372 parking spaces. The 5-story parking structure is concealed with the building liner along 18th Avenue and Patterson Street. The leasing center is located at the corner of 18th and Patterson. Ground floor amenities include a proposed jam room, speakeasy, tenant, and bike storage rooms. There is an elevated pool deck, club room, and fitness center above the garage podium on Level 6 and a sky lounge with terrace on Level 14.
Construction Progress
Al. Neyer recently reached a major construction milestone with the completion of the concrete podium at the level 6 amenity deck. This will allow for both interior and exterior framing activities to begin. Successive placements of slab-on-deck concrete will continue into the summer. The project remains on track for completion in Q2 of 2024.
