Developers Emery Hall and Woodfield are moving closer to realizing the transformative 22-story tower adjacent to Buddy Killen Circle. Demonbreun Hill is a 3-phase mixed-use development that proposes a mix of apartments, condos, office, hotel, and retail spaces fronting Demonbreun Street, 16th Avenue South, and McGavock Street. Phase one has a reference address of 118 16th Avenue South.
Demonbreun Hill was proposed back in 2015 and has since changed hands 3 times. Zoned SP, the project is generally following the same plan with minor adjustments. For example, the proposed +/- 40,000 SF grocery component was removed through administrative amendment given new options such as Whole Foods, Publix, and Turnip Truck within proximity of the site.
Phase 1 represents roughly 413,000 SF of the overall 1,040,000 SF mixed use development. The project also joins Phase 1 of Albion Music Row and Mid City located adjacent to the property. The map below provides a sample of upcoming developments for context.
A request for final site plan approval has been submitted for Phase 1 of the Project. Once approved, the request will permit the 22-story tower on the 0.59 acre site. The Request was made by Fulmer Lucas on behalf of the property owner. Here’s the quick rundown:

The Phase 1 tower will occupy the space where Demonbreun Hill Office Suites building, and Live Oak are today; Tailgate Brewery is not part of the development boundaries and will remain. The remaining storefronts along Demonbreun Street are planned as part of a later phase.
The building lobby is located on Demonbreun Street and is flanked by 2 retail spaces, the building is activated along 16th Avenue with another retail space. The entrance into the parking garage and rideshare lot are located along the alley between Demonbreun and McGavock. Site improvements primarily consist of new concrete curbs for a new loading zone fronting Demonbreun Street.
