Developer Cypressbrook Company has reached the final planning stages for its new multifamily development Ariza Bellevue. The final plan comes on the heels of its July 2023 Metro Council approval and preceding contentious community engagement. The new project is located off interstate 40 and has a reference address of 1084 Morton Hill Road.

The project sits on approximately 44 acres along the Harpeth River where roughly 20 acres will be dedicated to Metro Parks and Greenways. The remaining site area will be developed for the 7-building multifamily development built beyond the 100-year flood plain.
A request has been submitted for final site plan approval for the site which is zoned AR2A/SP and located within the Floodplain Overlay District. Once approved, the request will advance the 417-unit multi-family development. The request was made by Ragan Smith Associates on behalf of the property Owners. Here’s the quick rundown:

The proposed development will include a mix of 1,2, and 3-bedroom apartments across its 7 buildings. The plan includes a combination of surface parking and covered garage structures. The buildings are divided into 3 groups with courtyards and a pool deck amenity.

Infrastructure improvements include a new greenway segment as well as easements for future Greenways. Once the Greenways trail reaches the CSX tracks there are two options for passing either under the bridge structure or through an underground tunnel.

The plan also includes multimodal improvements to Colby Davis Road including a new bridge over the Harpeth River to the new development. The improvements will continue 1,100 feet west of the new bridge. The plan also includes a roundabout at the gateway to the development which will also provide access to Metro Parks properties and easements. The connection to the existing Morton Mill Road, across the CSX tracks, is through an emergency access road only.
The project is slated for the 4/11/2024 Metro Planning Commission Meeting.
