Southeast Venture is looking to increase the number of apartments and floors in Zone 1 of Silo Bend in the Nations. Zone 1 is the 4th phase of the mixed-use development which has already delivered apartments, condos, single family homes, and a new neighborhood market. The development also includes the adaptive reuse of a former lumber mill into a mixed-use commercial building across the tracks. The Zone 1 site is located along the Cumberland River and bordered by 54th Avenue North and Centennial Blvd in the Nations.
Silo bend is one of a few anchor projects which were the catalyst for the growth of the Nations neighborhood. In 2014, Southeast Venture’s brokerage team was engaged by the Moses family to provide site selection services for the purchase of an industrial property. While searching Nashville’s west side, a ±37-acre redevelopment opportunity was discovered in the Nations, an emerging neighborhood in West Nashville. From there, Southeast Venture was retained to pursue a masterplan development with the vision of bringing new single family, multi-family, retail, and office development to the site, now named Silo Bend.
As shown above, the site is divided into 5 phases (Zones 1-5), 3 of which have already been developed. The last zone to be developed is zone 5 which is currently zoned IR. Zone 5 also has the silo mural within its boundary, which will be preserved.
SV Design, the architect for Silo Bend, “arranged the elements of the Zone 5 site concept to mimic the layout of a train”. The train of buildings follow along the spine created by the extension of 54th Ave. Starting at 51st Ave, the anchor building, and remnant park creates the entrance onto the site, the office prototypes are arranged as a series of rail cars, and the bluff building as a caboose near the roundabout.
The commercial buildings activate both sides of the road with the office prototypes to create a more urban streetscape with on-street parking and tree lined sidewalks. The space between office buildings creates semi-private courtyards for each office tenant. This insular layout then allowed for the development of landscape buffers to further hide the views of neighboring industrial properties. The bluff building provided an opportunity to create a multi-purpose building that would take advantage of the sweeping views of the river.
The developer is actively engaged with Metro to consider critical infrastructure alternatives where 51st Avenue meets the site boundary. Once complete, Zone 5 will become a unique addition of commercial space in the Nashville urban core. Stay tuned for updates as they are released.
A request has been submitted to amend a portion of the approved Specific Plan for Zone 1 of Silo Bend. Once approved, the amendment will increase the number of multifamily units from 192 to 320 and increase the height by 2 floors on the 8.1-acre site. The request was made by Barge Cauthen and Associates, on behalf of the property owner. Here’s the quick rundown:

Zone 1 is divided into 3 separate buildings (A,B, and C) which are connected by sky bridges on the upper floors. Building A is located furthest west and includes the pool deck. Building B includes the parking deck which has access from 54th Avenue; Building C is anchored with a courtyard.
There are two major access points to the rear of the building which gets you to a segment of Greenways Trail. There is another Greenways segment at the adjacent development, Modera Nations by MillCreek. Modera Nations is not officially part of the Silo Bend development, however, it does serve as an extension of the activation along 54th Avenue. Slide the image below for context.
