Plans to transform the 2-story office building into a new mixed-use development has reached the final planning stages. Located across from the Mall at GreenHills, the project includes 98-units above street level retail and parking. The project received unanimous Preliminary SP (Specific Plan) approval in 2022 with conditions, which includes a max of 99-units and 40,000 SF of commercial space. The property is located at 2121 Crestmoor Road.

A request for final site plan approval has been submitted for the property which is zoned SP. Once approved, the request will permit the mixed-use development on the 1.15-acre site. The request was made by Barge Civil Associates on behalf of the property Owner. Here’s the quick rundown:

Similar to the previously approved plan, the document shows lowering the ground floor to the street level which will allow for the continuation of the sidewalk. The commercial space resident lobby, access into the parking garage, and loading bay are located along Crestmoor Road. Although the parking deck is 2- levels, it will only span the height of the ground floor and includes a mezzanine level. Levels 2 – 6 will include the residential units. The conceptual plans also show a courtyard, and elevated terrace facing the rear of the property. Exterior improvements include a tree buffer, new sidewalks, bike lane markings, and a bioretention area in the rear of the building.

The project will be built in a single phase and consists of 6-stories within 85 feet measured from the street to the parapet. At the street level the building will rise to only five stories within 75 feet, with the added height set back 10 feet from the build-to line. There is a transition zone in the rear Iwhere the building abuts a single-family parcel.
