Conceptual plans for a new 16-story hotel has received MDHA approval in the Nashville Gulch. Phase 1 includes a mixed-use tower with ground floor & rooftop amenities, a separate retail building, underground parking, and a public pocket park. The Phase 2 proposal was not included as part of the submittal, however, that portion of the site will be demolished and stabilized in Phase 1. The project is situated in the parking lot behind the former Carter Vintage Guitars building at the corner of Old Division Street and 9th Avenue South. The address is 602 9th Avenue South.

The now parking lot is the former home of Nashville Spring Service which was demolished in 2019. Since that time, the area has seen consistent infill development growth with a number of mixed-use developments surrounding it. The project also joins a list of upcoming hotel proposals in the Nashville Gulch. The map below shows a sample of recent hotel proposals for context.

The site is located within the Arts Center Redevelopment District and zoned Downtown Code (DTC) for a max of 10-floors. Phase 1 of the development will pursue an additional 6 floors using the Bonus Height program including banking height for Phase 2 of the development. The Bonus Height will be achieved through underground parking, pervious surfaces, and open space. Using this strategy the development has a total of 11.87 additional floors remaining, with 4 floors currently banked for phase 2. Here’s the quick rundown:

The entrance into the hotel lobby and passenger drop off is located on Old Division Street which exits to the alley. Access to the parking garage and loading areas are located in the alley as well. There is also an 1,811 SF Food & Beverage shell space located at the corner of Old Division & 9th Avenue S. The space plans identify an indoor/outdoor fitness center on level 2 and a gallery of small meeting rooms on level 15. On level 16, there’s more than 2,400 SF of planned lounge space and an infinity edge pool deck. There’s also a 1,385 SF penthouse with views of the Downtown skyline on this level.

On the exterior, the plan notes that site frontage along 9th Ave will be targeted for pedestrian activation. The pocket park is situated between the hotel tower and the separate retail building. Some of the pocket park components include a central lawn, fire pit, wooden stadium seating, as well as a bar and restaurant seating. The design of the retail building will progress as the project continues through the planning process.
