Origin Investments is moving closer to realizing the first phase of the much anticipated North EdgeHill Commons Development. The project was first announced in 2021 during the relocation announcement of multiple Beaman Automotive properties from the Downtown core. Since that time, Origin Investments now has full ownership of the project which previously involved Chicago-based Marquette Companies. North EdgeHill Commons is located on 12 South corridor a few steps from the Nashville Gulch. The address is 920 Hawkins Street.


North EdgeHill Commons received preliminary SP Approval in September 2021. The 3-phase development consists of 5 buildings (A-E) and 3-levels of underground parking. Overall, the project is conditionally approved for up to 700 multi-family units; with a minimum of 400-units. Additionally, 400,000 SF of non-residential uses with a minimum of 22,000 SF dedicated to retail. The project also had the option to build a max of 9-stories if it could secure a major retailer to occupy 18,000 SF in Building E.

A request for final site plan approval has been submitted for phase 1 which includes two 8-story max buildings (buildings A&E) zoned SP. Once approved, the request will permit +\- 356-multifamily units for the mixed-use development on the 6.79-acres site. The request was submitted by Thomas & Hutton on behalf of the property Owner. Phase 1 consists of Buildings A & E. The project proposes retail activation along both 12th Avenue South and Hawkins Street. There is also a retail paseo which splits the 2-buildings and provides access onto the development from 12th Avenue South. The leasing office is located at the corner of Hawkins & the private street in Building E.

Site improvements include a private drive from Hawkins Street, publicly available bike parking, and new sidewalks with landscape buffers. There is also a segment of trail at the rear of the property facing the Gulch.
