Vintage South Development has announced two major additions to its upcoming adaptive-reuse mixed-use development, General Shoe. The Picklr and the Nashville Swim Academy will occupy 63,000 SF in of one of the buildings at the former Genesco Site. General Shoe will consist of mixed-use commercial space with food & beverage, retail, entertainment, and residential uses. General Shoe sits on 9 acres at 1101–1111 63rd Avenue North in The Nations.
“Our goal with any project is to create a unique and walkable community and provide a tenant mix that brings value to the neighborhood. The Nations neighborhood is very special to us, and we are excited to start another project here,”
Nathan Lyons, Vintage South’s Founder and CEO.
Vintage South specializes in reinventing industrial buildings with retail, restaurant, residential, and creative office spaces. The developer is behind two recently completed adaptive-reuse projects in the area; Stateline located at 5300 Centennial Blvd. in The Nations, and Breeze Block at 6100 Robertson Road in Charlotte Park. General Shoe joins the recent announcement for the redevelopment of Rock Harbor Marina, also located in Charlotte Pike and new for sale townhomes and condos which are under construction at Toll Brothers At The Nations.
General Shoe has secured its first two tenants, Nashville Swim Academy and The Picklr West Nashville. Nashville Swim Academy is the premier learn-to-swim program in Nashville, having served the Nashville community for more than a decade. Nashville Swim Academy plans to have an indoor swimming facility that will occupy 10,000 square feet, and The Picklr West Nashville plans to occupy 53,000 square feet. Both tenants plan for construction to commence this fall.

“We are excited to join this exceptional project and eagerly anticipate opening our new space in The Nations. Our goal is to bring our premier swimming experience to this vibrant neighborhood and continue serving the Greater Nashville community. We are deeply appreciative of Miller Chandler and Lee Ann James from Lee & Associates for securing the ideal location for our program. It’s an honor to collaborate with Vintage South as they breathe new life into this historic industrial space,”
Krysten Call, Owner – Nashville Swim Academy

The Picklr West Nashville brings its state-of-art club with 13 indoor pickleball courts, private event space, tournaments, and a full pro shop. Tap That Sports will also occupy within the space, offering HD sports simulators, a self-pour beer tap wall, and full food menu. Here’s the quick rundown:

Vintage South announced the General Shoe mixed-use development in 2022 and has since made changes to the site plan amidst changing market conditions. The location of the 63,000 SF recreational facility is located where multi-family was initially proposed at the corner of 63rd and Louisiana Avenues. The developer noted that there are still plans for multi-family in future phases and that a new site plan and renderings are coming soon. The developer did note that parking for the facility will remain on site near the rear of the property for The Picklr and Nashville Swim Academy.

Formerly owned by Genesco Inc., the site was originally named Jarman Shoe Corporation, a major retail shoe company founded by James Franklin Jarman. The company became well known for manufacturing and promoting affordable and comfortable, yet fashionable shoes. James F. Jarman passed down the company to his son, Maxey Jarman, who changed the company name to General Shoe Company before ultimately changing it to Genesco Inc.
