A new multifamily development is set to transform an underutilized parcel along Abernathy Road. Leftbank Holdings plans to introduce a new attainable housing development to the site which is situated between Ashland City Highway and the Clarksville Pike multimodal corridor. The site is serviced by WeGo Bus Route #14, with easy access to Downtown Nashville. The property is located at 3848 Abernathy Road.
The development’s proximity to Downtown and the recently completed North Nashville Transit Center makes it an ideal location for many residents seeking both convenience and affordability. This segment of Clarksville Pike also has plans for nearly 1,435 units of affordable and attainable housing. Slide the image below for context.

Roers Companies previously submitted plans for the site in the summer of 2023. Those plans included 255 max units; however, the property was not rezoned. A new request has been submitted for the site to rezone from CS and RS15 to SP zoning. Once approved, the request will permit the 170 multi-family residential units, on the 10.56-acre site. The requested was made by Smith Gee Studio on behalf of the property Owners. Here’s the quick rundown:

Preliminary plans include a community clubhouse, open space amenities, and surface parking, all designed to support residents with modern amenities. The buildings are primarily limited to three stories with select buildings featuring four-story basements to match the natural grade.

Site infrastructure improvements will look to improve the pedestrian experience, especially along Abernathy Road. Some improvements include new sidewalks with landscape buffers and street trees. Additionally, the residential buildings fronting the street will include ground-level stoops, further activating the sidewalks and creating a welcoming streetscape.
The project is scheduled for the 11/14/24 Metro Planning Commission agenda.
