IPB Properties has received final approval to begin construction on Phase 1 of The Motley, a 26-story residential mixed-use tower in Midtown Nashville. This marks a major milestone since the demolition of the former dairy plant and signals a new era for this prominent Church Street property. The Motley is located at 1401 Church Street.

A Multi-Phase Development Anchored by a Public Plaza
The Motley is a three-tower development that will span the entire city block. Designed by Hastings, the first tower will feature 326 high-end rental homes and 27,000 square feet of amenity space, including:
- A multi-level coworking hub
- A fitness center overlooking the central plaza
- An indoor/outdoor dog walk
- An elevated pool deck
- Multiple communal lounges

At full buildout, the development is approved for up to 1,350 residential units or a mix of 1,150 units and 200 hotel rooms. It will also include 75,000 square feet of commercial space, with retail leasing managed by Ojas Partners.
Bringing Art and Identity to Church Street
During construction, three 20-foot-tall pillars at The Motley’s frontage will showcase artwork from four artists, including Nashville’s own Maggie Sanger. The illustrations are designed to reflect the diverse communities and experiences the project aims to foster.
