Conceptual plans have surfaced providing context into the conversion of the Rivergate Mall into a new mixed-use development. Situated in Northeast Nashville, the mall itself sits on land in both Davidson County and the City of Goodlettsville. The mall which is currently in operation is located 15 minutes from Downtown Nashville at 1000 Rivergate Parkway.

Developed by Merus, the Rivergate Master Plan reimagines the intersection of Rivergate Parkway and Gallatin Pike, transforming the dated enclosed mall and surrounding properties into a vibrant mixed-use destination. Designed with connectivity in mind, the plan incorporates transit-oriented features and a strategic mix of surface, on-street, and off-street parking to enhance accessibility for residents, visitors, and businesses while fostering a dynamic community environment.

A request has been submitted to rezone portions of the property from SCR to SP zoning. The plan also describes how it is consistent with the Madison Community Plan & T5 RG Regional Center requirements. Once approved, the request will advance the mixed-use development on the 15.22 acres site. The request was made by Merus on behalf of the property Owners. Here’s the quick rundown:

The plan combines a diverse mix of uses including single-use retail and restaurants, townhomes, market-rate multifamily housing, independent senior housing, and transit-oriented features. The redevelopment introduces walkable streets, a signature green space, and a diverse mix of uses, including retail, restaurants, townhomes, market-rate multifamily housing, and independent senior living.

The plan notes that construction is anticipated to begin in the Fall of this year with the project completion by 2029. It also states that it is supported by private equity, bond debt, and economic incentives, and that the development will unfold in a single phase. The commercial out parcels will be tailored to end-users and operators on a staggered schedule.
The plan is scheduled for the 3/13/2025 Metro Planning Commission agenda.
