Today, The Fallon Company, in partnership with Metro Nashville, revealed the Public Realm Framework for the East Bank Initial Development Area. The new riverfront neighborhood will replace the existing Nissan Stadium and surrounding parking lots owned by Metro Nashville. The Vertical construction is anticipated to start once the new Stadium is completed. The updated conceptual design offers a glimpse into the design progress of the East Bank. “In the months since zoning adjustments were approved last August, Fallon has worked quickly to ensure they are ready to make progress in the 30-acre initial development area,” said Metro Nashville’s Chief Development Officer, Bob Mendes. “Their diligence has made them a great partner to Metro as we seek to enliven the city’s East Bank.”

The Framework, created in association with internationally renowned landscape and urban design firm Field Operations (formerly James Corner Field Operations), is heavily influenced by the Imagine East Bank Vision Plan. The development will serve as a model for urban innovation, sustainability, and quality of life by emphasizing walkability, accessibility, and active streetscapes. Here is a summary of the key features listed in the Framework:
Key Features of the East Bank Public Realm Framework:

- Family-Friendly Spaces: The design prioritizes safe and engaging outdoor areas, including play areas, public plazas, and gathering spots to encourage community interaction and recreational activities.
- Green and Resilient Design: The framework incorporates sustainable landscaping, providing ample tree canopies, native plantings, and stormwater management features to ensure environmental sustainability and resiliency.
- Seamless Connectivity: The neighborhood will integrate pedestrian-friendly streetscapes and bike pathways, linking East Nashville with Downtown Nashville via the elevated extension of the John Seigenthaler Pedestrian Bridge, while enhancing mobility and circulation. Additionally, the extension of the pedestrian bridge and Cumberland Walk will serve as signature public spaces, celebrating Nashville’s cultural heritage while offering scenic pedestrian experiences in conjunction with the Cumberland River.
- Retail, Hospitality, and Activation: An assortment of shops, restaurants, and other retail options will provide Nashville with a revitalized neighborhood to relax in and enjoy. With a wide variety of outdoor seating options interspersed with greenery and shaded areas, the framework mixes indoor and outdoor spaces to create an open, pleasant experience for everyone to enjoy. Thoughtful lighting will animate the landscape at night, ensuring an inviting and safe environment.
- Accessibility and Inclusion: Designed to be welcoming for all, with open spaces and ample connections to the greenway, the development will feature ADA-compliant infrastructure, ensuring ease of movement for individuals of all abilities.
- Conceptual Level Design: The framework includes representative concepts of the public spaces that may be modified as the specific designs of the project progress.
