Developer Jeff Zeitlin is looking to bring a first of its kind retail experience to the Magdeburg Greenway in Germantown. The new multi-story retail development will occupy a narrow parcel of land directly adjacent to the greenway and was once slated for five 3-story brownstones. However, the developer shared that the approval of the adjacent hotel project signaled that the new retail building was a more complimentary use. Additionally, it would represent the type of responsible development around greenways that creates the livability, neighborhood identity, and street level activation that benefits the community at large. The project is situated between and 2nd & 3rd Avenues.

The 2-3 story building has capacity for nearly 18,000 SF; the developer noted that the final building capacity will be determined during the design development process. In addition to the greenway the project offers access to Morgan Park, Central Dog Park, and the Neuhoff District. It is also located next to multiple proposed adjacent developments including two residential projects totaling 715 proposed units, 234,000 SF of proposed office space, a 260-key hotel, and walkable retail centers. A request has been submitted to amend a Specific Plan on the property which is currently zoned SP. Once approved, the request will permit a mixed-use development on the 0.33 acres site. The request was made by Dale & Associates on behalf of the property Owner. Here’s the quick rundown:

Overall, Germantown Green will be a two or three-story mixed-use development fronting the Magdeburg Greenway. The project will incorporate a mix of retail, dining, and recreational spaces. The ground floor will provide a range of retail and service options, with potential tenants including a yoga/Pilates studio, coffee shop, pet store, and clothing boutique. The landscape buffer will enhance both the building and the existing Greenway, featuring communal tables and chairs, shade trees, planting beds, and open grass areas, offering a natural yet functional transition between the development and the greenway.

Harootyan continued, “This site offers a unique opportunity to build on the energy of Germantown and the Magdeburg Greenway, serving as a natural extension of the area’s character and history. With shared landscaped space for dining, gathering, and enjoying the outdoors, Germantown Green provides a welcoming complement to the neighborhood fabric”.

The upper floor is envisioned as a destination for dining and social experiences. The space is allocated for two restaurants with a shared terrace space, central elevator, and stair. The upper floor will offer guests expansive views of the Metro Water Lawn and the Central dog park. The building will incorporate industrial-inspired materials, including brick, metal, and glass, to reflect the history of the site and neighborhood.

The project is scheduled for the 5/8/2025 Metro Planning Commission agenda.
