Developer Wedgewood Avenue is advancing Phase 1 of The Pike, a major mixed-use development on Dickerson Pike. The developer released updated renderings in 2023 as the project was going through initial site approvals and has reached the final stage for Phase 1. This first phase includes 3 multifamily buildings with amenities. The Pike is bordered by Dickerson Pike, Marie Street, and Gatewood Avenue with a reference address of 123 Marie Street.

This marks the 3rd new mixed-use development for Wedegewood Avenue, adjacent to Downtown. The developer recently completed the award winning Standard Assembly Apartments and is nearing completion of the Westerly House, both of those projects are in Wedgewood-Houston. The developer is also working on a storage facility in the East Bank, one of the only projects of its type to likely be approved as the area becomes a new riverfront neighborhood.

A request has been submitted for final site plan approval for a portion of the site currently zoned SP. Once approved, the request will advance the mixed-use development on the 5.79 acres site. The request was made by Wedgewood Avenue. Here’s the quick rundown:

Overall, Phase 1 includes 208 units spread across 3 buildings. Building A fronts Dickerson Pike and includes the primary retail for this phase. Building B is near the intersection of Luton St & Gatewood Ave and is the smallest of the 3 buildings. Building C is situated between Buildings A&B, is the largest of the 3 buildings, and features the property amenities.

Both the interior streets and Dickerson Pike are activated with a mix of retail and amenity spaces, in addition to individual apartments with access from the sidewalk. The streetscape includes new sidewalks street trees, and some curbside parking. The majority of parking is captured in the surface parking lot which is bordered by the 3 buildings.
