AJ Capital Partners is actively developing more than 625,000 SF of mixed-use development in Wedgewood-Houston. The developer is currently constructing multiple projects ranging from apartments and creative office space to a major music venue. The massive multi-phase project is using multiple general contractors; once completed, it will make Wedgewood-Houston one of the most walkable neighborhoods in the State. This phase of development alone will add more than 56,000 SF of ground-floor retail within a 4-block radius, adding to the mixed-use commercial hub, and complementing the growing residential neighborhood.

Located at the corner of Humphreys & Brown Streets, local contractor BELL has completed deep excavations and has started foundations for the upcoming office and multifamily building at the Merritt Mansion Lawn site. The office building address is 439 Humphreys Street, the multifamily is located at 306 Leon Loop.

439 Humphreys Street is a modern masonry office building anchoring the Lawn’s northeast corner. Entertainment management firm FBMM will occupy 44,000 SF of the new office, joining LIVE Nation a couple of streets over, and expanding the music business hub for the area. The building’s ground-floor retail fronts Humphreys Street from the sidewalk as well as from Leon Loop situated a few feet higher. The property has a park-like retail plaza which gets you up to Leon Loop.
Designed by Hartshorne Plunkard Architecture (HPA) the ground-floor restaurant and retail is highlighted by expansive glass storefronts while the office above is characterized by its curving brick corners and panoramic windows.

306 Leon Loop is located next to the office building and across from Merritt Mansion. The project will feature 55 residential units above ground-floor retail. The architecture brings together themes from surrounding buildings resulting in the masonry clad exterior, punched-style windows, and expressed residential unit terraces that front the Lawn on the west façade.
The historic Merritt Mansion building has been preserved and shifted approximately 60 feet west of its previous location. The building will get a new foundation and undergo further restoration.
