Plans for an upcoming mixed-use development, situated in The Lion’s Head Village Shopping Center, has reached the final planning stage. Novel Richland Creek will replace the former Stein Mart lot which has been closed for a number of years now. The project provides a rare opportunity to cut evening car trips at it’s surrounded by essential retail within walking distance such as Trader Joe’s. It is also next to the Richland Creek Greenway on a Transit Corridor, providing an even greater connection to the rest of the City. The project is located at 92 White Bridge Pike.

Novel Richland Creek received preliminary approval late last year as many neighbors were both in support and opposition of the new project. The site was rezoned to SP and permitted for 277 multi-family residential units, 6,000 square feet of retail space, and prohibits short term rentals. The new renderings also come as another mixed-use development, one intersection away, has started construction at Belle Meade Plaza.
The project was also required to match surrounding architectural elements, the gallery above shows the evolution of the project’s design. A request has been submitted for final site plan approval for the property which is now zoned SP. Once approved, the request will advance the mixed-use development on the 3.67 acres site. The request was made by Barge Civil Associates on behalf of the property Owners. Here’s the quick rundown:

Overall the 277-unit building will rise a max of 7-stories facing White Bridge Pike and step down to 5,4, and 3 stories towards the rear of the property. The community will include a mix of studio, 1, and 2-bedroom apartments in an amenity rich environment.

The parking garage is located across from Trader Joe’s and received a new garage screen as noted in the preliminary approval. The Developer noted that there will be 70 spaces dedicated to retail in the 441 space parking garage.
The leasing center is located at the front of the property, as the building is generally aligned with the adjacent shopping center building. The front of the property also features two retail shells and another entrance into the parking garage. The West face of the property has two courtyards with seating areas. There is also a new trail head extension which gets you to the Greenway. The rear of the includes residential amenities which opens to an interior courtyard. The loading area is next to the parking entrance across from Trader Joe’s.
The project is scheduled for the 8/14/2025 Metro Planning Commission meeting agenda.
