Situated along the border of Chestnut Hill and Wedgewood-Houston, a new multifamily project is coming to life. The owner of an underutilized triangular parcel of land is developing a new 4-story mixed-use development. The project takes advantage of its proximity to Geodis Park and Downtown; offering new apartment opportunities for those who want to be within walking distance of the action. The project is located at the intersection of Humphreys Street and 4th Avenue S at 1300 4th Avenue.

Choice Investments, LLC acquired the 1.2-acre property back in 2008 for $425,000. It was then sold to 1300 4th Avenue S, LP in 2023 for $6.5 Million according to public records. The property is zoned MUL-A-NS which allows moderate intensity residential, retail, and no short-term rentals.
The project also joins a couple of recent Chestnut Hill mixed-use projects located along 4th Avenue S. In June of this year, Millcreek Residential proposed another Chestnut Hill mixed-use development a couple of street over. The 1300 4th Avenue project will add 134 new units to the growing South Nashville neighborhood. Here’s the quick rundown:

The project includes a mix of studio, 1, 2, and 3-bedroom apartments. There are 2 lower parking garage level as well as some spaces on level 1. Apartment units start on PG level 2 and include some amenity spaces. Level 1 includes a street level pool deck amenity as well as restaurant and retail space, the leasing office, and parking entrance; all facing 4th Avenue. Apartment flats continue to level 4, which also features loft units with rooftop patios.
