Following the Decatur, Alabama City Council’s recent approval of a landmark Development Agreement, Land Innovations officially unveiled South Brook, the long-term vision for the transformation of the former Historic Decatur Country Club. The development represents a partnership between Land Innovations and Cook Properties, which purchased the property in 2017. Over the next 10 to 15 years, the 80-acre site will become a mixed-use neighborhood—where walkability, connection, and enduring quality define a new chapter for South Decatur. The project is located at 2401 Country Club Rd SE.

The Council’s approval clears the way for major infrastructure improvements, including the enhancement and redundancy of utilities, the widening of Country Club Road, and the expansion of the new regional trail to the Wheeler Wildlife Refuge Visitor Center. These upgrades, to be rolled out over the next several years, represent a significant collaboration that will strengthen the city’s foundation for thoughtful growth.
“This project has been guided by collaboration at every stage,” said Decatur Mayor Tab Bowling. “The partnership between Land Innovations, the Cook team, and our residents has produced a vision that honors the history of the Country Club property while reimagining it for the next century. South Brook will be a lasting part of Decatur’s story.”

Set to break ground in 2026, South Brook will breathe new life into a community cornerstone that has shaped local memory for generations. The vision: to create a place that feels as though it has always belonged—a neighborhood that is grounded in Decatur’s heritage while inspiring its future.
Featuring walkable streets, locally curated retail, and welcoming gathering areas, South Brook is designed to bring neighbors together and restore a sense of connected, intentional community.

The project’s economic impact over the next 10 to 15 years is expected to be substantial: an estimated $1 billion in total construction activity, nearly $4 million in annual tax revenue, and a $40 million developer investment—marking one of the most transformational developments in Decatur’s history.
