Southern Land Company (SLC) is planning to expand upon its vision for the Lincoln Tech site in East Nashville. The developer shared that although the approved plans remain relatively the same, they have acquired several neighboring parcels, increasing the overall acreage, commercial space, as well as adjustments to green space given the larger site. The property fronts Gallatin Pike and is bordered by Emmett, McClurkan, and Douglas Avenues.

SLC received SP approval for the project in 2023 and is looking to amend that plan. Changes include an overall increase from 16.35 to 19+ acres; the total number residential units increased, while commercial space increased from 300,000 to 350,000 SF. To enhance connectivity and traffic flow, some of the open spaces moved closer to Gallatin Pike, where it will retain its position within the heart of the project. Additionally, Strouse Avenue slightly shifted south to align with Straightway Avenue on the east side of Gallatin Pike. A representative from SLC emphasized that,
The addition of acreage and more commercial square footage will allow for more space to carefully bring to life what we have long envisioned: a vibrant mixed-use community that will become a walkable neighborhood center for East Nashville residents.”

A request has been submitted to amend the approved SP zoning for the property. Once approved, the request will amend the plan for the mixed-use development on the 19.09-acre site. The request was submitted by Barge Civil Associates on behalf of the property owners. Here’s the quick rundown:

The overall plan remains relatively the same, which consists of 2 development districts. The mixed-use district is positioned closer to Gallatin Avenue, while the residential district is integrated into the existing residential neighborhood. There is a total of 4 mixed use buildings which rise in height from 1-2 stories to 7-stories tall. Three of the buildings include structures.
The reconfigured buildings activate the pedestrian zone more intentionally than the initial plan; the new ground level creates new site lines and connectivity from Gallatin to Trevecca. This will also create a physical buffer for people along the busy Gallatin Pike corridor to Downtown and those street level retail spaces.

The residential district also remains relatively the same. With the public facing green spaces shifting closer to Gallatin Pike, the residential homes are now placed more consistently with existing homes along the perimeter. The single structure lots are now primarily placed along the perimeter while the townhomes have shifted towards the center of the site. The delineation of density across the site also appears more balanced , which should also help with connectivity traffic. The live-work units remain in the same location near Gallatin Pike.

The site is approved for a mix of commercial uses apart from short-term rentals which are prohibited. Some of the commercial uses include Historic Bed and Breakfast Homestay
